Mini Models and Staging

Do you have ready vacant units that have been sitting for more then two weeks? Turn them into mini models! This is a great way to lease units quickly. When you show a future resident the apartment home that they will actually be moving into instead of just a model they are more likely to lease. Add items to show them how fun it is to live there and the extra bonus! They get to keep the props as their move in gifts. Here are some ideas that will make your mini models fun and exciting!

1. During Summer create a beach theme. Purchase beach towels, Beach balls, an umbrella, sunglasses, flipflops, suntan lotion. Put all of these items in the living room. Put a radio in the mini model with (low) party music playing.
2. Blow up silver or gold balloons and fill the tub with them. Purchase bright colored towels and soaps to decorate the bathroom with a sign that says relax in your new spa like bathroom!
3. Purchase a coffee pot, dish towels, a bag of coffee and two of your community coffee cups. Put these items in the kitchen with a floor mat and a couple of small coffee themed pictures.
4. During the holidays set up a winter themed mini model with a small reading chair, a soft throw, a book or magazine or if your budget allows throw in a Nook.
5. Use amenity wall banners to post on the walls. These are a great way to point out the apartment’s amenities. They will say things like, relaxing tub, spacious closets, cool ceiling fan etc. The great thing about this product is that they stick on the walls and come right off when ready to remove. 6. Purchase a dog and cat bed. Set them next to each other with a bowl for each, a bag of treats, some cat and dog toys. Make that your pet friendly mini model.
7. Do a tropical theme with a sign that says welcome home to Paradise! Put an artificial flower arrangement, a couple Hawaiian shirts, some leis, a blender, two cocktail glasses with candy in them and add umbrella straws.
8. Add items to the outside of the unit. Purchase a flower pot with bright colored flowers to the front porch. Add a small table and chair set to the patio. Put a Welcome Home mat at the front door.
9. Purchase a chalk board and write “Welcome to your new home!” Paint accent walls in the living room and bedroom. Add wall art quote decals to the accent walls with quotes like “home is where memories are made”
10. Add a large mirror to one of the rooms. This always gives the illusion of a larger room. Add decorative pillows, candles and frames to the room. In the frame put a sheet of paper in it that says “Welcome Home”
