Be Back Bucks

Creating a sense of urgency is very important when touring a future resident. One tool I have always used that has been very successful has been the “Be Back Buck”. Create a flier with cash on the front and label it. Make sure to leave a space for the expiration date which always expires in 24 hours. If the visitor returns with their deposit and application within 24 hours they receive a FREE application fee or a set amount off of their move in fees. Keep these in the models along with applications, pens and brochures so that while touring them you can explain the application process in a comfortable setting. Give them the coupon and explain to them that if they love the apartment as much as you think they do they can use the coupon to save even more money by making a commitment today! If you want to make it really fun tape it to a candy bar with a catchy slogan or popcorn that says “Thanks for popping in” This makes the tour memorable. After the visitor leaves your property you have a great reason to call and follow up first thing in the morning to remind them of the great savings they will get when returning their application and deposit that day!
